To help you pre-screen potential tenants, all listings on AffordableHousing.com have the option for interested renters to submit a Pre-screening application. This application will provide all of the info you’d expect from a typical rental application, including household members, employment and income data, and previous housing history.
All listings set to Available Now, Available Soon, or Waiting List status will include an ‘apply now’ button. When a renter clicks ‘apply now’ they are beginning the pre-screening process. A disclosure makes it clear that this is a preliminary application only and that there may be another application needed, in the future.

If you don’t want anyone to view your property or apply, you can set its status to Not Available. This will remove it from the AffordablHousing.com website.
Premium members can customize their Pre-screening application process by adding custom disclosures, custom questions, and set auto-reply messages that will appear as soon as a renter applies. You can use these tools to further clarify your preferred application process. If you want to direct interested renters down a completely different application path, you can do so with these tools.
You will still benefit from our built-in pre-screening process, even if you have a separate application system. Renter scores, motivation levels, and detailed renter analytics will always be available to help you make an informed tenant selection.
Each application has a status which you can change to help keep track of who you may want to rent to. Applicants will also be automatically notified when their application status is changed.
Here is more detail about each status and when to use each one:
New for Review These are new applications that you have not yet viewed. (Applicants will see their application status as Submitted.) Once you view an application, the status will change to Under Review.
Under Review Use this status for applicants that you are actively considering for a property available now or soon. (Applicants will see their application as Received.)
Selected Once you find an applicant you would like to rent to, you should change their status to Selected. Applicants will receive an invitation to lease.
On Waiting List Use this status for applicants that you are not planning to rent to at this time but may consider in the future. Applicants will see that they are on your waiting list.
Rejected Use this status for applications that you do not wish to consider. Applicants will see that their application has been rejected.
Withdrawn If an applicant decides to withdraw their application themselves, this status will appear.
When you change an applicant status to Selected, they will be notified of this status change. However, you should plan to follow up with them directly about all of the steps required to sign your lease and move in.
Each renter is given an overall Renter Score based on our proprietary algorithm. Each score is updated daily and is collected from the applicant's application data, website activity, and search history.
The Score is comprised of 3 factors:
• Affordability: their ability to pay based on their income and voucher data;
• Property fit: How closely your listing aligns to the property type and location they are looking for;
• Motivation: Renter’s eagerness to move, based on website and messaging activity.
Renter Scores use your listings asking rent to determine affordability, so they can vary from property to property for the same applicant.
